Bank of Israel caps recognition of relatives' income for mortgages at 50%
3 November 2026 · Based on Israel Real Estate Center

A clarification from the Banking Supervision Department says lenders may count at most 50% of the disposable income of a relative who has no rights in the property. This applies even if the relative co-signs the loan or actually pays the full mortgage installment. It took effect on 1 November, following requests to extend a practice Mizrahi Bank had used for about a decade.
What it means for buyers abroad
Buyers who rely on parents or other relatives to qualify for a mortgage may be able to borrow less than expected. It is worth checking with the lender how family income will be counted before planning a purchase.
