Buying a home in Israel from abroad

A general overview of the process, timing, taxes, and financing for foreign buyers and olim — not personal advice, always confirm details with your agent and a licensed advisor.

How a remote purchase actually works

  1. 1
    Get to know your options
Browse the listings, save what you like, and message an agent on WhatsApp — no need to be in Israel yet.
  2. 2
    View remotely
Video tours and a local agent walking the property live cover most of what an in-person visit would.
  3. 3
    Set up legal representation
An Israeli real-estate lawyer, and usually a power of attorney, so contracts can be signed without you flying in.
  4. 4
    Arrange financing
If you need a mortgage, a bank will look at your case early — as a foreign resident, plan for a lower loan-to-value than an Israeli resident gets.
  5. 5
    Sign the contract
Either in person, or remotely through your lawyer via power of attorney.
  6. 6
    Transfer funds
International transfers into Israel are routine, but banks require source-of-funds documentation — your lawyer and bank will guide you.
  7. 7
    Register the property
Your lawyer registers the sale with the Israel Land Registry (Tabu).
  8. 8
    Get the keys
Many buyers never need to set foot in Israel until they choose to visit their new home.

Typical timeline: a few weeks to a few months from signed contract to registration, depending on the property and financing.

Purchase tax (Mas Rechisha) — what your buyer type actually pays

Israel taxes property purchases on a sliding scale that depends heavily on your status — this is the single biggest cost surprise for foreign buyers who assume it works like their home country.

Estimated purchase tax$43,200
Effective rate8.0%

Financing — how much can you borrow

Maximum financing (LTV)50%
Estimated monthly payment (25-year, current fallback rate)$1,594

Foreign residents: banks cap financing at 50% of the price, regardless of whether it's your only property — plan for at least 50% in cash. If one spouse holds Israeli citizenship, some banks allow up to 60%.

⚠️ General information only, based on published rates as of July 2026 — brackets are periodically updated, and your personal eligibility (e.g. Oleh timing, "single home" status) needs to be confirmed with a licensed Israeli tax advisor before you rely on it.

Common questions

Do I need to travel to Israel?
No — most buyers sign remotely through a lawyer with power of attorney, and view the property over video.
How long does the whole process take?
From an accepted offer to registered ownership, plan for a few weeks to a few months.
How do I move money into Israel?
A standard international bank transfer — your bank and lawyer will ask for source-of-funds documentation, which is routine, not a red flag.
Does being an Oleh actually save money?
Often significantly, on both purchase tax and financing — but only within the eligible window around your Aliyah date, and only for a home you'll actually live in.
